This gets stated as law constantly and it is not one. No Victorian legislation requires a tenant to have the property professionally treated on the way out. The obligation, where it exists, comes from two places: a specific clause in your lease, and the general duty under the Residential Tenancies Act 1997 to leave the property in the condition you found it, fair wear and tear aside.

In practice that means one thing above all: if you kept pets, expect to need a flea treatment. It is the standard line item on agent checklists and the item most bond disputes are actually about. Flea eggs and pupae sit in carpet edges and floor cracks and survive ordinary vacuuming, so an agent inspecting an empty house a week later can still find an active problem.

Beyond that, general pest control is usually the landlord’s responsibility, not yours – unless your lease says otherwise or the infestation arose during your tenancy. Plenty of tenants pay for treatments they never owed. Read the clause before you book anything.

Because it emptied. Flea pupae lie dormant and are triggered to hatch by vibration, warmth and carbon dioxide, so an empty house can appear to get worse right before an inspection as pupae that were waiting for a host hatch at once.

How long does the treatment take?

Around 30 to 60 minutes for a typical unit or house. The property should be empty and ideally already carpet-cleaned, and you will have the receipt the same day.

Can you do it the same day as my inspection?
